House rules

• No smoking or vaping anywhere indoors.
• No parties or events unless the whole estate is booked for an event.
• Pets are welcome in the Garden Cottage only (pet fee applies). Please tell us about your pet when booking.
• Please respect neighbors and the historic home: no shoes on the beds, no candles.

Stays

• Check-in after 4:00 PM; check-out by 11:00 AM.
• Quiet hours begin at 10:00 PM for room stays.

Whole-estate events

• Includes the entire estate (the main house, the Garden Cottage, the Bird's Nest, both guest rooms, kitchens and nearly an acre of grounds), except the owner's private suite.
• Overnight lodging sleeps up to 8. Event guest counts are agreed in your quote.
• Event quiet hours begin at 12:00 AM (midnight).
• A signed rental agreement and a 50% deposit reserve your date. The balance is due 30 days before arrival.
• A refundable $500 security deposit is charged with the balance and refunded within 7 days of check-out, less any documented damage.
• Event insurance is required: $1,000,000 general liability event insurance naming the property owner as additional insured, uploaded at least 14 days before the event.
• All vendors must be disclosed in advance and carry their own insurance. Alcohol must be served responsibly and by a licensed bartender where required.
• No fireworks, indoor open flames, confetti, glitter or fog machines.

Cancellation

• Full refund for cancellations made at least 14 days before check-in.
• 50% refund for cancellations made 7–13 days before check-in.
• No refund for cancellations made less than 7 days before check-in.
• Service-free direct bookings are refunded to the original card within 5–10 business days.

Payments & taxes

• Payments are processed securely by Stripe. We never see or store your card number.
• Prices include no service fees. North Carolina sales tax and Buncombe County sales and occupancy taxes (13% combined) are itemized before you pay.
• Stays of 90 or more continuous nights are exempt from these taxes.

Privacy

We collect only what we need to manage your booking (your name, email, phone, dates and messages) and never sell it. Payment details are handled by Stripe. This site uses no advertising trackers.
